The kitchen seats 12 people with a combination of dining table and large breakfast bar. The kitchen is fully equipped with dishes and cookware and a festive sound system that your phone can access by Bluetooth or direct cable connection. Full appliances include gas range, dishwasher, refrigerator/freezer-ice maker, built-in microwave.
Downstairs, the Master Bedroom has a King bed, en suite Bathroom, walk-in shower plus HD Cable and 55” flat screen smart TV and DVD Player. The upstairs 2nd Bedroom has a Queen Bed, 55“ smart HD flat-screen TV and DVD Player. The upstairs 3rd Bedroom has a Twin over Full bunk bed and a Twin/Twin bunk bed, a flat-screen TV and DVD Player.
A spacious Loft bedroom space is furnished with 2 Full over Full bunk beds, a TV, and a PlayStation Console. The Living Room has a Sofa Sleeper, a large flat screen smart HD TV and DVD player, and a cozy, gas-log fireplace.
The outdoor private patio in this unit is OVERSIZED for larger groups (only 2 other units in Rim Vista have these features) and has additional picnic furniture and a direct-gas BBQ Grill as well as a gas fire-pit table. Full washer and dryer are provided in a separate laundry room. Topping off this great condo is a double garage, providing secure storage for vehicles and all of your toys. Unit has great high-speed wifi and full cable channels (as well as smart TV’s).
Cancellations will result in a minimum $45 cancellation fee. Cancellations within 14 days of arrival carry up to a 50% cancellation fee, and cancellations within 2 days of arrival carry up to a 100% cancellation fee.

Our family of five had plenty of room, could fit two families if you don't mind close quarters. We had friends over several times and easily accommodated 6 adults 5 kids for dinner with outside seating, although the outdoor chairs are in desperate need of replacement. Also there was a major shortage of glassware (only 3 water glasses, some wine glasses, a few plastic cups but plenty of coffee mugs). Would strongly encourage rental agency to add glassware and replace outdoor dining chairs. Fire pit was great, pool close and uncrowded. There were some tennis rackets in garage but no balls if you are interested bring gear. Photos decorating the unit were really gorgeous. Was stocked with enough dishwasher tabs and travel toiletries to get started. Bring laundry soap. FYI if you have very young children, may want to inquire about a gate for the stairs, it was a straight shot and covered with a plastic layer that would be dangerous for babies/toddlers but our nearly three year old managed fine (we have stairs at home though).

We had a great time in this house. there was a lot of space. Our family rented another house in this complex but thiers was small so they all came over to play games with us evry night. The house was well kept and the beds were comfortable. The sound system was AWESOME so we danced and had a BLAST.

Over all a great place just had a few thing that could make it better... The grill was in very poor shape and the couch/sleeper shouldn't be advertised as sleeping arrangements was very uncomfortable. The room with the bunk bed and a single was pretty cramped but if you like the people your living with you can get by that.

This place has everything! Plenty of room for our party of nine, TVs in all bedrooms and the loft, DVDs and Playstation for the kids, nice private patio with a barbecue and fire pit, swimming pool, washer/dryer, and every type of cooking utensil you might need. I highly recommend staying here and will definitely try to reserve again for myself the next time I visit Moab.

Moab was great. The place was ok. The parking was awful for us because we had three full size pickups with trailers. We noticed the first night that there is no security lighting any where in the complex. Just a little light on the sign saying clean up after your pets. The place did sleep twelve but the hide a bed int the couch was awful to sleep on and was full of crumbs and wrappers when we opened it the first night. Just a few details that might help others decide.

We could not have had a better experience at this accommodation. Everything was very clean, comfortable and more spacious than it appeared on screen. We had a gorgeous view of the Moab red rocks and simply did not want to leave. We also took advantage of the outside BBQ setup. It was a bit cold for the pool, but we would have used that too in a different season.

We enjoyed our stay here very much. The unit was comfortable, well decorated and well stocked. The location at the edge of town was perfect and we enjoyed having the pool/hot tub just a short walk away. The patio was well set up and we enjoyed time out there as well. We would highly recommend this place and plan to return!

The condo overall was nice. I have stayed at this location, not this unit, but the complex before so I new the units are nice. My problem with this rental was with the service received, and the price of the unit. It was extremely overpriced! We booked this condo online and it was originally going to be myself, my son, my friend and his two daughters. Close to the trip another friend decided to come along and bring his two boys. Since the condo states to sleep 8 I figured this would be no problem. I emailed to let the rental company know and they seemed quite upset. They stated that there would only be enough bedding for the original number of people. I stated that these others would be coming and an addition charge was placed on my cc without first informing me of what that charge would be. They claim that it was for additional cleaning. Really, $90 to clean one extra bed? ( my friend and his two little boys shared a king). And I am upset that they state that there would only be bedding and or rooms to accommodate the 2 adults and three children. They didn't asked if we were a couple and were going to share a bed, which I had no intension of doing. I ended up sharing a queen size bed with my little boy. So how is it different if I would have had the master with the king and my son in the queen by himself, vs he and I sharing a bed and my friend and his boys sharing a bed? There are 2 beds used either way. The to top it all off, it is expected that we stripped the beds and cleaned everything up, emptied the trash...when they charge an enormous fee for cleaning!?! So even though the condo itself was nice, the service left a bad taste in our mouth.

We rented this home on Labor Day weekend and found it was perfect for the two families! It was spacious and laid out very well. Loved the decor! Plenty of outside seating on the patio. The master bedroom was great, large and lots of space to spread out and not feel cramped! Enjoyed the pool and hot tub after lots of hot, dry hiking! Check in was simple and nice not to have to stop and get keys! We all really enjoyed staying here and can't wait to come back!

It's a beautiful property but like all rental properties, there are exaggerations as to sleeping capacity. Beware--count the beds, not what was advertised! My family and I were 11 adults and sleeping was really difficult for 11 even if it claims to be able to sleep 12! Never had any communication with the management. Didn't know where to check in. Don't know if the lockbox key is ever changed between guests. Never understood what the keys on the counter were for. Never got the garage keypad code. Still, we enjoyed our stay and would do it again if we were ever in the area, but with less people in our party!

It is important to note that this unit does sleep up to 12: King in the Master (2), Queen in the 2nd bedroom (2), Full (2) twin (1) twin (1) bunk beds in the 3rd bedroom, Queen Futon in the loft (2), and a Sofa Sleep in the living room (2). You booked online directly through our website which has a detailed list of every bed in every unit, so there are no surprises. It can definitely sleep 12, but 11 adults would be a tight fit. It may have been wise to split this party into 2 unit for comfort, which we would be happy to help you with on your next visit. But this unit does provide a great option for large parties who all want to stay together in one unit. Your response on communication is confusing. You booked on April 20. We sent you check in paperwork and a confirmation the same day. On April 24 you acknowledged receipt of your check in paperwork and sent signed copies of your rental agreement. All information was sent to your email address within hours of booking, and contained answers to all the above questions. We pride ourselves on good communication with our guests, and will continue to provide that. We have a very smooth check in process that includes detailed maps and instructions in every check in kit that is emailed to our guests.

Condo was clean, spacious, close to town and easy to find. We had 3 families and kids, plenty of sleeping and eating space. Master bedroom is on the main floor, with additional bedrooms upstairs. Pool was a nice welcome at the end of our hot day of horse back riding, river rafting and Nat'l Park sightseeing. It was the perfect place to have loved ones all under one roof.

We stayed at Vista Villa while hiking in Moab, UT in June 2013. What a lucky find! ... Quiet, very well-appointed, and oh, so comfortable! We thoroughly enjoyed staying here. It was a great place to return to for some relaxation after hiking all day in arches, Canyonlands, and the surrounding area. The neighborhood was south of Moab and away from the crowds of tourists. This place has just about everything you would expect from a vacation rental and more -- Wi-Fi access, a stereo system with surround sound (which, by the way, is configured so you can connect your iPod or iPhone), even a collection of movies on DVD and some board games. The master bedroom (downstairs) provided plenty of room and storage for our gear and our clothing. The bed was incredibly comfortable – not too hard, not too soft, just right. The master bath has a big step in shower with great water pressure and plenty of hot water. The living room was casual enough to lounge in, but well-furnished and beautifully decorated. The upstairs bedrooms were also well-equipped, and there is even a loft upstairs where the kids can watch their own TV or play games. The kitchen had all the appliances and utensils you might need on vacation, including a blender! And if you don’t want to cook? ... even the local pizza place delivers! Very convenient! Thank goodness, too -- the patio gets really, really hot in June, so using the grill became less desirable. The pool, just across the way from Vista Villa, was open, and we even found some big, thirsty beach towels in the villa to use. We felt more like residents than guests. We even parked our rental in the two-car garage! We definitely plan to visit Moab again, and when we do, I will be making sure Vista Villa is available.

This condo was great for a large group of people (we had 12)who were out and about to explore Moab. Still felt large enough that everyone wasn't in everyone's way. Well furnished, cute decorations, plenty of coffee pots (3 for our group, which was well appreciated!), comftorable beds. Can't speak about the pool or hot tub as we did not use. Has games and tennis rackets! Only complaint is that it is a bit of a drive to Moab. Not that long maybe 10 minutes or so, but turned out to be a little bit of a pain given that we had 12 people with different activities that each person wanted to do and limited availability with cars. May work better for familites and group with more cars--but over great stay!

Family trip to see the National Parks in az., NM., Co., and Ut.. Granny, Grandad, 3 Kids plus spouses and 4 grandkids (11 total). The Moab condo was very nice. Accomodated our group with no problem. Location was fine. Good access to arches, Canyonlands, Co. River, and downtown Moab. All specially enjoyed the pool after long days of sightseeing and taking pictures. Would recommend to anyone planning a trip to the Moab area.

We actually ended up here on a fluke because we were asked to give up our original condo on the main drag due to a movie crew needing it. Turned out to be the best thing that could happen. This condo is huge and extremely clean and comfy. It had everything we needed and was very close to all the surrounding parks without being right in the middle of town. It's only about 10 min drive to get into downtown Moab as well. The outside patio and fire pit was terrific after a long day hiking to just kick back and relax. I will also add that we locked ourselves out one night and the rental place was kind enough to come out and get us back in at a late hour. Although that patio was comfy enough to sleep on! I've used this rental company before and always have a great experience.
